BMUs for roofs with limited space

With limited roof space, a smart facade maintenance unit is essential. By making optimal use of every square meter, we ensure safe, reliable, and future-proof facade access.

Roofs are becoming increasingly crowded. PV panels, technical installations, green roofs, water storage, and aesthetic requirements all compete for space, while the facade must remain accessible for maintenance and inspection.

Limited roof space creates a real challenge: how do you combine the functionality of a building maintenance unit (BMU) with guaranteed safety and compliance with regulations? This requires smart choices and close coordination with all stakeholders, using compact solutions that minimize impact and seamlessly integrate with the roof structure and existing technical zones.

Telescopic Building Maintenance Units

When there is little to no free space along the roof edge, these roofs cannot always be equipped with a rail-based facade maintenance unit. In such cases, stationary installations with telescopic jibs often provide an effective solution.

Unlike fixed-jib systems, telescopic units can be extended or retracted in length, making them ideal for limited roof space, restricted roof access, or facades with varying heights. Combined with an extendable or hinged column, the jib can be raised above the parapet, while the entire installation remains completely out of sight when not in use.

A prime example of innovation on a roof with limited space is the fully integrated facade maintenance unit at Marina Tower in Melbourne. Despite a roof fully occupied with PV panels, this BMU blends seamlessly with the building both aesthetically and technically, without compromising reach, safety, or functionality.

Building Maintenance Units for limited roof space

Even with limited roof space, the fundamentals remain the same:

  • Safe work zones, even in tight areas
  • Durable systems with a long service life
  • Efficient facade maintenance without detours
  • Cost control throughout the building’s lifecycle
  • Assurance for facility managers and owners

With our facade maintenance units, we design solutions that fit within the available space, smartly integrated and fully aligned with the overall roof concept.

Variants and features of our Building Maintenance Units

For facades with limited roof space, we offer facade maintenance units with a variety of mechanical, functional, and safety features. Each installation is tailored to the building and the client’s specific requirements, ensuring that even compact roofs remain safely and efficiently accessible.

Building Maintenance Units can be equipped with a glass replacement unit to safely and efficiently replace glass panels. The integrated hoisting system allows panels weighing up to 1,000 kg to be precisely positioned.

The cable reeler keeps BMU power and control cables safe, organized, and tangle-free. It ensures reliable operation and reduces maintenance downtime.

With a RAL color surface treatment we can provide building maintenance units with a lasting finish, matching the colors of the building, or the wishes of the customer.

The anemometer continuously measures wind speed at roof level or on the gondola. If the wind exceeds a preset limit, the system alerts the operator or automatically stops the BMU, ensuring safe operation at height.

A soft rope system effectively prevents a gondola from swinging, but it serves another purpose as well: uniquely, it ensures that a gondola can get close to a sloping facade. Furthermore, a soft rope restraint system can secure a gondola which moves horizontally along a facade.

The E-Leiter system provides a safe and reliable communication link between the gondola and the roof station. Operators in the gondola and on the roof can communicate directly, enhancing both safety and efficiency during facade maintenance. The system features an integrated speak-listen connection and is standard on many of our BMUs.
Special considerations are also possible such as roof/hatch sections mounted on our BMU or a tight parking area.
